Bad credit mortgages
Mortgage advice after missed payments, defaults, CCJs, debt management plans or IVAs. Ernest May matches adverse credit cases across 100+ lenders.
Missed payments, defaults, CCJs or a debt plan don't automatically rule you out. What matters is what happened, when, and which lender you ask.
High street lenders often decline on credit scoring alone, while specialist lenders assess the detail: the type of issue, how recent it is, how much it was for and whether it's been settled. A default settled three years ago can be treated very differently from a missed payment last month. We check your credit file with you first, then approach only lenders whose criteria fit, so you avoid unnecessary declines and credit searches.
- Missed or late payments: Recent and repeated missed payments matter most. Older, one-off late payments are accepted by many lenders.
- Defaults: Lenders look at the number, amount, age and whether they've been satisfied. Small or settled defaults widen the choice.
- CCJs: County court judgments stay on file for six years. Satisfied, older or low-value CCJs are considered by a range of lenders.
- Debt management plans: Some lenders will consider applicants with an active or recently completed DMP, usually with a good record of payments.
- IVAs and bankruptcy: Options exist once an IVA or bankruptcy has been discharged, and a smaller number of lenders consider cases before then.
- Low or no credit history: A thin credit file can cause declines just like adverse credit. Some lenders focus on affordability over history.
