What is loan-to-value (LTV) and why it matters
Knowing what LTV is helps you understand your options and the rates you will be offered.
Loan-to-value is the size of your mortgage expressed as a percentage of the property value. Borrow £180,000 against a £200,000 home and your LTV is 90%.
Lenders price in bands — typically 95%, 90%, 85%, 80%, 75% and 60%. Dropping below a band boundary, even by a few hundred pounds, can move you onto a materially cheaper rate.
That is why it is worth checking where you sit before you apply, particularly at remortgage. A small overpayment or a realistic revaluation can save far more than it costs.
